DUE DILIGENCE

CEC provides environmental site assessments (ESA) that meet or exceed industry standards (ASTM E1527, E1528, and E1903). CEC analyzes the problem and helps you overcome the obstacles. We provide quality services to buyers, sellers, financial institutions, and other parties involved in real estate transactions.

Commercial, Industrial, & Private
  • Real Estate Transactions
  • Property Transfers
  • Divestiture
  • Property Transaction Screening
  • Phase I ESA
  • Phase II ESA
Discovering environmental liabilities that affect asset value before you "own the problem" is one of the most important elements of any real estate transaction.

Owners:

If you are planning to sell property, having an ESA completed prior to negotiations can speed closure of the deal. Problems identified before listing a property can be addressed, restoring asset value. Having an ESA completed assures buyers, real estate agents, investors and lenders that you have made every reasonable effort to identify problems and deal with them, protecting your assets as their potential investment.

Real Estate Professionals:

Protecting you professional reputation and meeting disclosure requirements are concerns that are appropriately addressed by the performance of Transaction Screenings. Property Transaction Screenings are the least expensive and require the shortest completion period. Frequently completed in under 3 weeks, with Rush Turnaround, CEC has been able to provide this valuable tool in less than 1 week.

It is recommended that ESAs be performed before or as soon as a commercial property is listed. Doing so avoids delays, re-negotiations, and will allow deals to proceed quickly. If problems are identified, they can be resolved before they ever have a chance to impact negotiations.
