ENVIRONMENTAL SITE ASSESSMENTS

Successful businesses employ appropriate due diligence to avoid unpleasant surprises, protect themselves from financial liability and manage risks. CEC’s professionals include registered environmental site assessors that have decades of experience with hundreds of environmental site assessments (ESAs) for properties that range in size from small commercial lots, to large manufacturing and industrial sites, and properties that encompass thousands of acres. ESAs meet or exceed industry standards established by the American Society for Testing and Materials (ASTM).

Property Transaction Screenings - The minimum for due diligence (ASTM E1528).
Phase I ESA - Commonly required by banks and lending institutions (ASTM E1527).
Phase II ESA - Sampling and analysis for known and/or strongly suspected
            environmental concerns (ASTM E1903).

Benefits

  1. ESAs completed prior to listing a property allow Owners to:
    • Address issues that impact property valuations
    • Restore asset value
    • Speed negotiations and closing
    • Eliminate delays and lost deals
  2. When completed prior to purchase, ESAs allow Buyers to:
    • Discover environmental liabilities
    • Avoid costly cleanup from undisclosed and possibly unknown conditions, including underground storage tanks, spills, leaks, and waste deposits
    • Negotiate cleanup responsibility prior to closure
    • Avoid "owning the problem"
  3. Provides assurance to banks and lending institutions
  4. Speeds loan applications and the lending process
  5. Reduces risk

Recent Projects Include:

Phase I with concurrent Phase II ESA and review of historical third party documents, for a ten acre (10ac) site in Southeast Missouri where groundwater had been impacted at depth by solvents released in the past.

Phase II ESA that included monitoring well installation, soil and groundwater sampling, soil borings, and regulatory liaison for an existing service station.

Phase I and Phase II ESAs, soil boring, sampling, review and preparation of documents supporting the environmental feasibility of converting a former electric cooperative site to office space for a Southeast Missouri transportation company.

Phase I ESA for a City Public Works department site in Southeast Missouri.

Phase I ESA for a Petroleum Bulk Plant in Bollinger County, Missouri.

Property Transaction Screening for a Screen Printing facility in St. Louis, Missouri.

Phase I ESA for 1,600 acres of undeveloped land in Reynolds and South Iron Counties, Missouri.
